Kentwood & Wyoming have been hit hard by the automotive
shutdowns and subsequent job losses in these areas. A large
number of the homes we researched this month were short sale
properties that will be probably be coming on the market in the
next 6-9 months as foreclosure sales.
Short Sales are extremely difficult for most home buyers to
consider as a purchase. Please keep in mind the time alone
[3-9 months] of negotiating with the banks makes it almost
impossible for some buyers to consider.

Grand Rapids Michigan is a diverse metropolitan area comprised of
many local cities and communities that surround the city of
Grand Rapids. The Grand Rapids metro area is the second largest
“city” in Michigan with a population around 1 million.
West Michigan is a beautiful 4 season area of Michigan that has lots
of hardwood forests, rolling hills, Lake Michigan shoreline, hundreds
of lakes and rivers, and a thriving, diverse work environment with
educated workers. We have 25 colleges and universities in our
area, including the new Michigan State Medical School on the
“Medical Mile” in downtown Grand Rapids.
Getting To Know Grand Rapids:
Since pictures speak louder than words, we have links to photos
& videos of some of our local communities:
Ada Michigan is a small community southeast of Grand Rapids with
an excellent school system and lots of suburban homes.
Caledonia Michigan is a small suburban community that has farms
and a rural setting.
East Grand Rapids is a city bordering on Grand Rapids that has lovely older
homes, an excellent school system, and excellent city services, including
community events,leaf pick-up in fall, and over 100 miles of plowed city
sidewalks in the winter.
Kentwood Michigan is a suburban community southeast of Grand
Rapids with businesses, such as Steelcase, one of the nation’s largest
office furniture manufacturers and lots of suburban housing subdivisions,
both new and established, plus rental communities.
Lowell Michigan is a small community east of Grand Rapids with a
vibrant business community, excellent school system, and a mixture of
older homes and newer subdivisions, all centered around the Flat River.
Rockford Michigan is a small community north of Grand Rapids on the
Rogue River. It is home to the global shoe manufacturer, Wolverine
Worldwide, but has a small town feeling with unique boutiques, shops,
and wonderful restaurants. Many newer homes, established subdivisions
and older homes populate the Rockford area.

According to NAR’s [National Association of Realtors] latest figures,
Did You Know: November 6, 2009, the increase in single
owner households in on the rise. They attribute it to baby-boomers that
are widowed but staying in their home. There has been an increase in
single women purchasing homes, per NAR’s stats, almost one-quarter of
first time home buyers were single females who purchased their first
home on a median income of $47,400.
The national average for single occupant households is 28%. This figure
is likely to rise after the results of the 2010 census is revealed in January.
This trend is good news for the small bungalows and ranch homes built
after World War II that are on the market today. We have found that
condos and townhouses have great appeal to the single buyer, too.
It used to be unusual for people to live alone but is much more
accepted as the norm today.

An article in CNNMoney.com says home sale contracts have risen for the
8th consecutive month. Most of this activity is attributed to the first
time home buyer tax credit. NAR [National Assoc of Realtors] released
September figures that homes sales spiked 6.1% in August, the index’s
highest level since December 2006.
Just how is Grand Rapids doing? With one of the highest unemployment
figures in the country, and home foreclosures only second to Nevada,
let’s see how Grand Rapids is faring in home sales so far this year.

Buys. Please note: This list can change daily as some
homes sell, prices are adjusted and other homes come
on the market. The homes listed below are probably
dated and would need updating with new carpeting,
paint, and kitchen-bath redos at a minimum to bring
them to current market standards. They might need major
repair work done, such as new roofs & mechanicals.

Homes on the list this month are still at bargain prices, with
average price per square foot @ $58.50.
Kentwood & Wyoming have been hit hard by the automotive
shutdowns and subsequent job losses in these areas. Nearly half of
the homes we researched this month were short sale properties
that will be coming on the market in the next 6-9 months as
foreclosure sales.
Short Sales are extremely difficult for most home buyers to
consider as a purchase. Please keep in mind the time alone
[3-9 months] of negotiating with the banks makes it almost
impossible for some buyers to consider.
