Adatowne is a popular entry level home market in the Ada area of
the Greater Grand Rapids metropolitan area.
Part of the appeal is the proximity of Ada Elementary, Forest Hills
Central Middle and High Schools, Ada Christian Schools, St Roberts
School and being close to the village of Ada. Adatowne is an
established subdivision, started in the early 1970’s by E.L. Ladd
Builders of Ada.
I have held many open houses in these new plats
and sold many of the homes as new construction – to be built.
If you doubt the power of your home as an investment, a basic
ranch (about 1000 sq ft) sold for $ 19,900 in 1975.

MARKET SYNOPSIS: Not much has changed since last month.
We have one less home on the market, which has reduced the
average price. With the new trend of consumers downsizing,
the real estate market should remain strong and viable for
Adatowne homes, as long as they are in “great condition”
and priced at $110-120 a sq ft.

Ada Woods is an established development of homes in Ada, Michigan,
just west of Ada and south of Fulton Street (M46). Ada Woods started
out as an E.L. Ladd development, but towards the end of the project
many lots were sold to other builders and completed by individual owners.
The dates of building range from 1980’s to 2005. Most of the homes
have more square footage and more amenities than Adacroft Commons,
its adjacent neighborhood. As with Adacroft Commons, there is designated
common land in the development that remains heavily wooded and in a
natural state. This development is in the Forest Hills School System and
close to Ada Christian & St Roberts private schools.

MARKET SYNOPSIS: The average sold price is the same as last month
but down about 8% from November. The average asking price has went
down about 20% from last month. The expired listings are up which tells
me that some sellers have given up trying to get their price for now.
If you don’t have your Ada Woods home priced about $ 120 a sq ft,
you will be waiting for a stronger sellers market to sell your home.

Current Absorption Rate for Rockford Michigan is 18.35 months on
average, which means if no new listings come on the market, it will take
18.35 months to sell current inventory.
The under $200K market is moving faster than the over $200K.

With all the technology, widgets, flyers, social media hype, it is easy to
overlook the obvious and the basic items on the web. I’m talking RSS.
I subscribe to RSS NEWS FEEDS and blogs because it is the fastest, most
efficient way to see if there is new info out there I want to read.
If you haven’t investigated or signed up for your news and blogs this way,
DO IT NOW!!!
Laura Bergells, on Chief Information Officer blog, has an excellent point by
point post on WHY and HOW you should use RSS.
RSS feeds not only update you quickly on what is being posted by your
favorite news sources & bloggers, it is also food for blogs. Let’s face it,
we all just disseminate information to each other. If you aren’t out there
gathering from the INFO TREE, you will have nothing new to interest
readers.

The January Series is back at Calvin College this month. We have several
talks that we have attended already. Today, we have an offer we are
preparing and the wind chill is -18 Degrees. I decided to stay home and
listen live to the 1 hour presentation by film director, Robert Rooy, on
Microfinance – Changing lives in Poverty. Robert has filmed all over the
world for non-profits so they can tell their stories via film. He is an
accomplished director and donates his off time to helping non-profits film
in remote locations.
He recommends Kiva.org as a means to donate to microfinance small business
opportunities for poor people all over the planet. This system really works.
So I checked it out and I am now helping Mujeres Unidos Group in Peru.
I will get monthly updates on their progress, whether they pay the loan back
and just how it helps their lives. Ain’t the internet great?
