Current Caledonia MI Real Estate Market Report
Absorption rate for Caledonia MI Market is currently 10.3 months,
which means if no other homes come on the market, it will take
10.3 months for the current inventory to sell at the current
sales rate. This is up slightly from last month.
There are 140 current active listings, from $54,900 to $1,100,000 in
Caledonia MI.
17 Pending Home Sales, and 78 Sold Homes since Sept 1, 2008.
The current average Caledonia home listed price is much higher
[about $317,583] than the average sold price [$178,164].
This shows me that the upper end of the Caledonia market is slow
to sell and the lower end (under $200K) is selling. Sold price per
square foot continues to slide downward. Homes are selling
and inventory has ticked up slightly. There are some excellent
buys in Caledonia, don’t wait until they are gone.

I feel like George Jetson is moving to Michigan. I just read a Treehugger article
about a new magnetic train proposed for Michigan in a Detroit to Lansing run.
It will be a magnetic train powered by solar and hydrogen. Wow, the Jetsons
seemed so out there when we were younger but all those far fetched ideas are
becoming everyday reality; such as smart machines, exercise machines,
robotic household help, and the visual phone. We don’t have a talking dog
or fly to work yet but who knows, anything is possible.
The magnetic train system would be built along I96 expressway. It would
stop at local exits for commuters to get off and drive home or just have a
refreshment break from traveling. The rail would include fiber optic cables
for communication. All this is proposed to be built with private funds and
powered by hydrogen and solar power. I am not sure when this is supposed
to be started but the announcement alone is a glimpse into our future.
Transportation is changing and I am not surprised that Michigan will be at
the forefront of these significant changes.

Watermark Country Club in Cascade Township has a wonderful pool facility.
We are not members but being members of the golf course we are allowed
to use the facility several times a year at a small charge.
Yesterday was POOL DAY!! Our grandson, Jeffy is up from Indianapolis for
his yearly “Grandparents Camp Week” with us. The pool is one of his favorite
places to go.
It was in the eighties and humid—perfect pool weather, even though the
clouds looked menacing. We had tried on Monday but got rained out before
we could get wet. The pool staff keeps a sharp eye on the weather and closes
the pool if a storm threatens. Watermark has lunch available poolside and
we had hamburgers and a hotdog to keep our energy up for the big day.
We took a couple of pictures, so you can see what a great place it is.
This is a shot of both pools, the adult pool with slide tower in back, and
the kid’s pool in front. There is a putting range behind the storage
building in the background for the kids to use.
The kids pool is THE MOST popular area – a small slide, 2 water shooting
animals to ride,and the dumping pails tower in the center make this fun
for big and little children.
The pool house has a men’s and women’s locker room with showers,
toilets and changing stations. An additional restroom is located close
to the pool. Grilled burgers and other lunch favorites are available until
the pool closes at 8 pm.
The sand box is a draw for big and little children. A small play structure, a
large play fort with slide, and a swing set are all set in this huge sand box.
Jeffy is on the right heading for the water spigot, he is excavating a water
trench with buckets and shovels.
That’s me taking a few swings at the driving range – just over the fence
from the pool.
