Current Caledonia MI Absorption Report
Absorption rate for Caledonia MI Market is currently 12.75 months,
which means if no other homes come on the market, it will take
12.75 months for the current inventory to sell at the current
sales rate. This stat is almost half of last month’s figure.
There are 170 current active listings, from $39,000 to $1,284,900
in Caledonia MI.
The current average Caledonia home listed price is much higher
[about $323,358] than the average sold price [$181,175].
21 Pending Home Sales, and 59 Sold Homes since Jan 1, 2009.
The average sold price/Square foot is $ 95.30
Sold High $875,000 Sold Low – $34,000
There are 6 homes in million dollar + range listed, so this skews the
figures somewhat in the upper brackets.
The Caledonia market is much brisker this month. Sales have doubled
this month over the previous 5 months sales total. Newer and higher
end homes are selling, though over 1/3 of the sales were under $100
a sq/ft.
Average sold price per square foot rose this month for the first time in
months. There are some excellent buys in Caledonia but they are
disappearing fast. Don’t wait until they are gone.

East Grand Rapids 4th of July Information
The Fainting Generals will be featured at Schuler Books & Music
on Friday, June 26th, 2009 at 7:30 pm. They will perform at the
28th Street Store.
The Fainting Generals is a Grand Rapids based band, that bills itself as:
Garage / Surf / Glam & The World’s Best Franklin Pierce Tribute Band.
For a little background, taken from their MySpace page, linked to above,
Franklin Pierce was a US commander of troops in the Mexican-American
‘War. The Irish troops under his command were treated so badly by
Pierce, they defected to the Mexican Army and fought against the
US forces.
If you haven’t got a anything special planned for Friday night, this
might be a great band to check out. They could be your new favorite,
at the very least, you would have an air-conditioned place to get out
of the heat, get an iced latte at the cafe and read a good book.
DOWNTOWN’S SCHULER BOOKS & MUSIC:

We have gathered a list of the Top Kentwood Home
Buys. Please note: This list can change daily as some
homes sell, prices are adjusted and other homes come
on the market. The homes listed below are probably
dated and would need updating with new carpeting,
paint, and kitchen-bath redos at a minimum to bring
them to current market standards. They might need major
repair work done, such as new roofs & mechanicals.
*Some of these homes may be bank owned foreclosures and
not habitable as is or available for a mortgage in present condition.*
Check back often or just subscribe to our blog to get
up-to-date local real estate information that you want to know.
The total square footage is noted here, although only the
main floors are used to figure price per square foot. The
lowest prices/Sq Ft range from $25.25 to $55.93 in
Kentwood this month.
Homes on the list this month are still bargain
prices. Kentwood & Wyoming have been hit hard by the
automotive shutdowns and subsequent job losses.
